Occupation Certificate · Stage 3

The build is finished.
Now get the keys.

The last three per cent of the paperwork causes most of the delay. We track OC evidence from the first inspection instead of assembling it in a panic at handover.

What your certifier must be satisfied of

Safe, compliant, and
evidenced.

Before issuing an Occupation Certificate, your Principal Certifier has to be satisfied the building is suitable and safe to occupy, that structural and fire safety requirements are met, and that the relevant conditions of your development consent have been complied with. Every one of those is a paperwork question as much as a building one.

  • Critical stage inspection records, complete and in order
  • Structural engineer's certification of completed works
  • Waterproofing certificates for all wet areas
  • Electrical certificate of compliance
  • Plumbing and drainage certificate of compliance
  • Glazing and smoke alarm compliance evidence
  • Termite protection certificate and durable notice
  • Works-as-executed stormwater drainage plan
  • Final BASIX commitments evidence
  • Survey identification report where conditioned
  • Landscaping, driveway and vehicle crossing sign-off
  • Pool barrier compliance and registration, if applicable
  • Fire safety certificate where applicable
  • Outstanding DA and CC conditions closed out in writing
  • Sydney Water and authority clearances
  • NSW Planning Portal lodgement and certifier liaison

Tracked from day one

Best value · From site start

We open the OC register when construction starts and keep it current all the way through.

  • Inspection schedule mapped against your build programme
  • Certificates collected from each trade as they finish, not months later
  • Conditions closed out progressively
  • Monthly status so you always know what's outstanding

OC rescue

For stalled projects

Finished building, no certificate, and a certifier waiting on a list of things nobody can find.

  • Full audit of what has and hasn't been provided
  • Direct liaison with your certifier to confirm the true outstanding list
  • Trades and consultants chased for missing certificates
  • A realistic date, not an optimistic one

Questions we get at handover

The OC questions that
arrive at the worst moment.

Can we move in before the OC is issued?

No. Occupying a new dwelling before an Occupation Certificate has been issued is an offence, and it can also affect insurance and finance. If your move date is close and the certificate isn't, the honest answer is to fix the paperwork — not the move date.

Our certifier says documents are missing. Whose job is that?

Contractually it varies, and that ambiguity is exactly why OCs stall. Practically, someone has to own the register and chase every trade. That's the job we do.

A trade has gone quiet and won't send their certificate.

Common, and usually solvable. We start with the paper trail — contract, invoices, inspection records — and work out whether the certificate can be obtained from the original trade, reissued, or replaced with an independent assessment. We'll tell you which of those you're facing.

Does the bank need the OC?

Typically yes for final drawdown or to refinance out of a construction loan, and lenders rarely accept "it's coming". Build the OC timeline into your finance timeline, not after it.

Before you decide it can wait

What is the delay actually costing you?

Interest, rent, storage and holding costs keep running whether or not anything is happening on site. Move the sliders — the number updates as you go. Nothing is sent anywhere; it all runs in your browser.
