Where CC applications stall
A notice of determination can run to forty or more conditions. Several of them quietly require a report, a plan or a payment before the CC can issue. They're found late, and each one adds its own lead time.
Between approval and construction documentation, windows move, levels change, a room grows. If the result is no longer consistent with the consent, the certifier cannot issue — and a Section 4.55 modification becomes the critical path.
The BASIX certificate commits you to specific measures. If the construction drawings and specification don't visibly reflect every committed item, the package comes back.
A report can be perfectly good and still not address what the condition asks for. We read both sides — the condition and the response — before anything is lodged.
What it costs
We don't publish a single price, because a three-condition CC and a forty-condition CC are not the same job. What we do publish is the method: your free assessment produces a written document list, and the fixed-fee quote is built from that list. No hourly surprises, and no work begins before you've accepted the scope.
Certifier fees, council fees, the long service levy and consultant fees are separate and paid to those parties directly — we tell you which apply so nothing lands unexpectedly.
